Greystar in Colorado: Lawsuits, Settlements and Tenant Complaints

Snow-dusted Front Range mountains rising behind a cluster of apartment blocks, with a single small red window.

The Greystar Review holds 16 sourced records for Colorado, including two attorney general settlements announced in late 2025, a junk-fees class action, news reports and unverified tenant reviews.

The largest Colorado matter in the record is a $24 million settlement over hidden fees. Colorado Attorney General Phil Weiser and the FTC announced the settlement on Dec. 2, 2025: Colorado receives $1 million for costs, enforcement and consumer education, and the FTC receives $23 million for nationwide relief. The terms require the total monthly price to be shown upfront, every fee to be itemized as mandatory or optional, and no upfront payment before full pricing is disclosed. The Colorado AG release is the primary source; the FTC side is recorded in the FTC complaint.

Fees and settlements

The Denver Post reported that the suit described two Denver complexes where fees allegedly pushed costs above advertised rent, that Greystar operates more than 45,000 units in Colorado, and that Colorado's new rent-fee law takes effect Jan. 1. It quotes Greystar saying the deal "enhances transparency." Arizona later adopted the injunctive terms of this settlement; see the Arizona report.

Antitrust: the nine-state RealPage settlement

On Nov. 18, 2025, Weiser announced a $7 million settlement with Greystar over an alleged price-fixing scheme, part of a nine-state resolution (multistate record). Colorado receives more than $1 million, and Greystar is barred from revenue-management software that uses competitors' nonpublic data. The record lists it as a proposed consent decree. The Denver Post reported it was pending before the court, that Gov. Polis vetoed a 2025 bill banning RealPage-style software, and that Greystar said it was "pleased this matter is resolved."

Colorado has 213 Greystar-managed properties in Greystar's public directory. See the Colorado property list. Listing a property does not mean a complaint has been made about it.
