The attorney general's RealPage suit
The Washington State Attorney General sued RealPage and several landlords in April 2025, and Greystar is among those named. According to the Review's record of the suit, the case was filed in King County Superior Court and names Greystar Management Services, LLC and GREP Washington, LLC among landlords alleged to have conspired with RealPage to raise and stabilize rents and to exchange nonpublic competitive information in Washington. The entry lists the case as pending. These are allegations, not findings.
The same RealPage allegations appear in matters elsewhere. Greystar's separate settlements with other states are covered in the North Carolina and Tennessee reports; the Washington entry does not list Washington among them.
Class actions over fees
The longest-running record is Daley v. Greystar, filed in the U.S. District Court for the Eastern District of Washington (2:18-cv-00381). The class alleged that Greystar charged Washington rental applicants tenant-screening fees without the advance disclosures state law requires, for applications from June 2016 to August 2020. Greystar denied wrongdoing and agreed to a $2.5 million settlement, which the court finalized on Feb. 1, 2022.
A newer case is still open. A class action in King County Superior Court was filed in April 2025 for tenants who moved out early and were charged, or had deposits applied to, buy-out fees, reletting charges and/or future rent. According to plaintiffs' counsel Schroeter Goldmark & Bender, trial is set for February 2027. Greystar removed the case to federal court, which remanded it to King County Superior Court. The entry lists it as pending.
Data breach notice
Greystar filed (entry dated Aug. 27, 2026) a breach notice with the Washington Attorney General. The notice states that an unauthorized party accessed an employee email account between May 1 and May 18, 2026 and acquired files containing personal information, and that affected people were offered 24 months of credit monitoring. The entry stresses that this is a mandatory disclosure, not an enforcement action, and that no lawsuit over the breach was found.
A closed pro se case
Gamez v. Greystar was a civil rights suit filed by a self-represented tenant in the Eastern District of Washington (No. 2:23-cv-00015), naming Greystar and other defendants. The district case closed in May 2023. The Ninth Circuit appeal (No. 23-35403), which the clerk flagged as possibly frivolous, closed in September 2023. The entry records no relief to the plaintiff.
Tenant complaints (unverified)
Two tenant reviews are in the file. They are single-person accounts that the Review has not verified. On Trustpilot, a reviewer at a Seattle property alleges a $2,005 pre-lease payment was not refunded despite a promised full refund. On RateTheLandlord.org, a reviewer in Everett alleges a repaired toilet failed again, leading to mold, and that the full deposit was withheld. Neither is a finding of fact.
How to verify
Each record above links to its primary source through the Review's story page. For the court matters, check the docket numbers named here with the relevant court. For the breach, consult the Washington Attorney General's published notice. Statuses reflect the date of each entry and may have changed since.
The Review's records for other states, including the Kentucky attorney general's separate RealPage case, follow the same sourcing rules: allegations are labeled as allegations, and settlements are not treated as admissions.
This report covers the 7 records in The Greystar Review whose location is Washington. See how the state reports are ranked. Allegations are reported as allegations and settlements as resolutions, not admissions.
