FTC and Colorado AG sue Greystar over hidden mandatory rental fees

The FTC and the State of Colorado sued Greystar Real Estate Partners and five affiliates, alleging that since at least 2019 the company advertised deceptively low base rents while failing to disclose mandatory monthly fees (pest control, valet trash, package, utility-administration and amenity fees), often until after a non-refundable application fee was paid. Claims were brought under the FTC Act, the Gramm-Leach-Bliley Act and the Colorado Consumer Protection Act.

resolved by stipulated order Dec 2025 (see $24M settlement)
