Greystar in California: Lawsuits, Settlements and Tenant Complaints

Misty coastal hills above low-rise stucco apartment buildings and palm trees, with a single small red roof.

The Greystar Review holds 20 sourced records for California, from a January 2026 Civil Rights Department settlement and two fee class actions to older news coverage and unverified tenant reviews.

The most recent California regulator action in the record is a January 2026 settlement: the California Civil Rights Department (CRD) announced that Greystar California, Inc. agreed to revise tenant screening statewide and pay a complainant $10,000. The record describes a fair housing complaint alleging an applicant at a Hollywood apartment complex was denied based on criminal history without an opportunity to explain. Greystar also agreed to notify staff of California's criminal-history protections and train specified Southern California staff. The CRD announcement is the primary source.

Lawsuits and class actions

Two federal class actions over fees appear in the record.

These are allegations in complaints, not findings. The same fee theme led to a federal-state settlement elsewhere; see the Colorado report for the FTC and Colorado case.

Multistate settlements and regulator complaints

California is part of the nine-state $7 million settlement over alleged algorithmic rent pricing announced by Attorney General Rob Bonta (record). The Long Beach Post reported the roughly $7 million settlement in November 2025. Pleasanton Weekly added a Greystar spokesperson statement and listed Greystar-managed properties in Mountain View and on the Peninsula, noting that Bonta's office said it could not say whether Santa Clara or San Mateo County properties were affected. A settlement is a resolution of the claims, not an admission by itself.

In July 2026, Housing Rights Initiative filed 114 voucher-discrimination complaints with seven state and D.C. agencies, including the California CRD. The complaints allege, based on undercover testing, that Greystar properties rejected Housing Choice Voucher holders. The record lists them as pending allegations. Other agencies named include Hawai'i; see the Hawaii report and the District of Columbia report.

Reporting on conditions and displacement

Forty55 Lofts

A Proposition 65 60-day notice (AG No. 2021-02813) filed by a private noticing party alleges formaldehyde exposure from building materials at Greystar-managed Forty55 Lofts. It is an allegation, and the record does not show an outcome. A 2024 Change.org petition by a resident makes related claims about indoor air quality and had 108 signatures when reviewed.

Tenant complaints (unverified)

The record includes single-person tenant accounts from Ripoff Report and RateTheLandlord. They are unverified and describe individual experiences, not established facts. Examples include allegations of an unrepaired leak and a 30% rent increase in Culver City, slow repairs and termites near La Jolla, late-fee threats in San Diego, an eviction attempt in Montclair, a returned small-claims check and appliance and entry complaints in Tustin. Older accounts concern security gates, a billing dispute and mid-lease utility charges.

How to verify

Each linked record leads to its primary source: the CRD announcement, the court dockets for the Wu and Zeff cases, the Attorney General notice, and the original news outlets. Case numbers are given above so the dockets can be searched directly.

California has 595 Greystar-managed properties in Greystar's public directory. See the California property list. Listing a property does not mean a complaint has been made about it.
