Greystar in North Carolina: Settlements, Rent-Fixing Case and Tenant Complaints

Misty Blue Ridge foothills fading into a mid-rise city skyline with apartment buildings, drawn in sepia ink wash with one small red accent.

North Carolina's file holds five records: the final approval of the DOJ consent decree, the multistate RealPage settlement as reported by NC Newsline, an eviction-fee class settlement, a Charlotte news report and an unverified tenant review.

The RealPage settlements

North Carolina is one of nine states in a $7 million settlement with Greystar over the RealPage rent-pricing litigation. NC Newsline reported on the deal announced by Attorney General Jeff Jackson. It adds Jackson's estimate that more than 25,000 North Carolina renters are affected and notes that Greystar is the state's largest landlord. According to the report, third-party pricing software is allowed only under a court-appointed monitor, and Greystar and the states jointly moved to dismiss it from the 2024 federal suit.

The same settlement is covered in the Review's multistate record, which lists California, Colorado, Connecticut, Illinois, Massachusetts, Minnesota, North Carolina, Oregon and Tennessee as the attorneys general involved. Tennessee's role is covered in the Tennessee report, and Kentucky's separate suit in the Kentucky report.

The federal case in North Carolina

The Justice Department's case was heard in a North Carolina federal court. According to Law360, the judge gave final sign-off on March 2, 2026 to the DOJ's antitrust settlement with Greystar Management Services, finalizing the consent decree proposed in August 2025. The proposed final judgment bars Greystar from using rent-pricing software trained on or using other owners' nonpublic data, from sharing competitively sensitive data with rivals and from attending RealPage-hosted meetings, and requires cooperation in the ongoing case. Greystar said the settlement contained no admission of wrongdoing.

Eviction-fee class action

In Wallace v. Greystar, filed in the U.S. District Court for the Middle District of North Carolina (1:18-cv-00501), tenants alleged Greystar unlawfully charged North Carolina residents filing fees, sheriff service fees and attorneys' fees in eviction actions, and threatened such fees in collection letters, between 2014 and 2018. They said this violated state rental and debt-collection law. Greystar agreed to a $4,665,000 class settlement without admitting wrongdoing, with a final fairness hearing on July 22, 2022.

Reporting and tenant complaints (unverified)

In 2022, WCNC Charlotte reported on a SkyHouse Uptown tenant's repeated water-damage incidents and her description of "a lackadaisical approach from management." She sued Greystar in 2022, alleging failure to perform necessary maintenance. The entry does not report an outcome, and none is confirmed here.

A Trustpilot review of a Boone property alleges that a $2,000 security deposit was still unreturned three months after move-out, beyond the state-law deadline, and that corporate phone lines led only to voicemail. It is a single, unverified account.

Taken together, the North Carolina records show three separate resolutions: a 2022 class settlement over eviction fees, a federal consent decree over rent-pricing software, and a multistate settlement over the same software. They arose from different claims and should not be read as a single case.

How to verify

Each record above links to its primary source through its story page. The Law360 and NC Newsline items are secondary reports; the multistate and DOJ entries point to the attorneys general and the Justice Department. Court matters can be checked by the docket numbers given here.

North Carolina has 331 Greystar-managed properties in Greystar's public directory. See the North Carolina property list. Listing a property does not mean a complaint has been made about it.
