Greystar in Tennessee: Lawsuits, Settlements and Tenant Complaints

A moody ink-and-wash illustration of Tennessee hills and a river at dusk with a small city skyline and mid-rise apartment buildings.

The Tennessee record holds five sourced entries: the Nashville-based RealPage antitrust litigation and its $50 million class settlement as reported by three sources, a 2013 HUD conciliation and a 2023 mold report. This page also covers the nine-state attorney general settlement that includes Tennessee.

The RealPage litigation sits in Nashville

The largest matter tied to Tennessee in this archive is a federal one. The consolidated renter antitrust case, In re RealPage, Inc., Rental Software Antitrust Litigation (No. II), 3:23-md-03071, is in the U.S. District Court for the Middle District of Tennessee. According to the court-based entry, renters allege that landlords used RealPage software to align rents.

The $50 million class settlement

In that case Greystar agreed to pay $50 million as part of more than $141 million in proposed settlements filed with 25 or more landlords, and to stop sharing nonpublic data with RealPage. Greystar announced an agreement in principle on Aug. 8, 2025, stating that it admitted no wrongdoing. The entry lists the settlement as proposed.

Reuters reported that renters alleged Greystar and other landlords shared nonpublic data with RealPage to push rents above competitive levels, and that Greystar's deal was the largest in a group of preliminary class settlements totaling about $141 million. Multifamily Dive later described 26 class settlements worth $141.8 million, with Greystar's $50 million the largest; the other settling companies it named were Simpson, Avenue5, Bell, Bozzuto, Pinnacle and Winn. Under those settlements the companies agreed to stop sharing nonpublic data with RealPage's rent-setting algorithm, with no admission of wrongdoing. The coverage is in this entry. The class settlement is listed as pending before the court.

Attorney general settlement

Tennessee is one of nine states whose attorneys general filed a proposed $7 million settlement with Greystar Management Services over algorithmic rent pricing. The others are California, Colorado, Connecticut, Illinois, Massachusetts, Minnesota, North Carolina and Oregon. Per the California Attorney General's coalition announcement, the claims were part of the January 2025 RealPage litigation. Greystar agreed to stop using pricing algorithms that rely on competitors' confidential data, to accept a court-appointed monitor if it uses third-party pricing software, and to cooperate against the remaining defendants. A 2013 HUD fair housing conciliation in Nashville

The oldest record is federal. A Secretary-initiated Fair Housing Act complaint filed Feb. 10, 2012 alleged that TriTex Real Estate Advisors and Greystar Management Services subjected Hispanic residents of the 233-unit Clairmont Apartments to different terms, intimidation and harassment based on national origin. The respondents denied discrimination and entered a conciliation agreement with no finding of liability, according to HUD's file, FHEO Case No. 04-12-0360-8.

Tenant-level reporting

In July 2023, NewsChannel 5 reported that a tenant at Avana Lexington in Bellevue said he no longer felt comfortable in his apartment because of a spreading mold problem. A Greystar spokesperson said the resident had filed a work order two days earlier and the company was investigating. The entry records no outcome beyond that.

How to verify

Each record above links to its primary source through the story pages. The federal docket for 3:23-md-03071 and HUD's case file are the places to confirm settlement status and terms; this archive does not confirm whether the proposed class settlement has received final court approval.

Tennessee has 80 Greystar-managed properties in Greystar's public directory. See the Tennessee property list. Listing a property does not mean a complaint has been made about it.
