The attorney general's RealPage case
The most recent development in the Kentucky file is a settlement. In July 2025, Kentucky Attorney General Russell Coleman sued RealPage and several landlords, including Greystar Real Estate Partners, alleging algorithmic price-fixing in violation of federal antitrust law and the Kentucky Consumer Protection Act. The Review's record of the suit notes that the case was brought in the U.S. District Court for the Eastern District of Kentucky and that Greystar later settled.
Law360 reported on July 20, 2026 that Kentucky settled its federal antitrust claims against Greystar Management Services. PYMNTS.com, citing Law360, reported on July 21 that terms were not disclosed. It adds that a federal judge had earlier let key claims proceed after Greystar sought dismissal, and that the complaint alleged hundreds of thousands of Kentucky renters were affected. A settlement is a resolution of the claims, not an admission of wrongdoing, and the entries do not say otherwise.
What these records are, and are not, about
These records concern the attorney general's statewide suit over pricing software. They do not describe conduct at any particular Kentucky property. Greystar's participation in the wider RealPage matters is also covered in the North Carolina and Tennessee reports.
The two settlement reports are secondary: both rely on Law360's coverage, and the Review's entries note that the terms were not disclosed in public filings. No settlement amount is available in these records, and the entries do not say what, if anything, Greystar agreed to change. The suit itself was filed in July 2025, and the settlement was reported about a year later.
Reporting on student housing in Louisville
In September 2025, the University of Louisville student paper The Louisville Cardinal reported on The Province as it moved from American Campus Communities to Greystar. The paper described unsanitary conditions, inconsistent communication and a broken rent-payment portal. It also noted WDRB reporting on student complaints of broken air conditioning and unsanitary conditions at Greystar-managed Trifecta Apartments. These are the outlet's reports of student complaints, not adjudicated findings.
A labor case from 2017
In February 2017, after an unfair labor practice charge filed in January 2017, the National Labor Relations Board's regional office issued a complaint (Case 09-CA-190927) against Greystar Management Services in Louisville. It alleged violations of Section 8(a)(1), including coercive work rules and retaliation for concerted activity. A Regional Director order was issued in June 2018, and the entry lists the case as closed.
How to verify
Each record links to its primary source through its story page. For the antitrust matter, the Law360 and PYMNTS reports are secondary accounts of the settlement, and the entries say the terms were not disclosed in public filings. Check the Eastern District of Kentucky docket and the NLRB case number above for the official record.
